IDX - Internet Data Exchange
IDX stands for Internet Data Exchange. IDX is a cooperative service offered through the MLS through which participating real estate BROKERS consent to display their on-market listings on other IDX Participants’ Websites. Please note: All participating Data Sharing Partner Listings are included in the IDX feed except those from certain MLS boards.
The MLS systems are in complete control of pushing the data for the listings via IDX (Internet Data Exchange). Often the MLS will ONLY push Exclusive Right to sell Full Service (ERTS) listings to the IDX. Said a different way, often the MLS will NOT push the Exclusive Agency Limited Service (EA) type listings to the IDX.
You need to understand also, this even if the data is pushed, this does NOT mean that the companies pulling the data will necessarily grab all of the data offered. Often the companies receiving the data will apply filters.

Internet Data Exchange or IDX is offered as an OPT-IN program for our broker customers. Brokers have the option to
- (1) not participate at all, to
- (2) have their listings included in the IDX database, to
- (3) include their listings and have the ability to frame a ‘slightly’ customized [MLS] IDX Search,
- (4) or to include their listings and have access to the IDX data through an FTP site for use by their own developers or a third party to develop and host an IDX enabled website.
This basically means that your listing will appear on other real estate company website search engines if they have implemented IDX. An excellent way to get additional exposure!
While it is important to be on IDX, it isn't as important as REALTOR.com.
