Q: Am I a For Sale By Owner (FSBO)?

A: No. You are a FLAT FEE EXCLUSIVE AGENCY LIMITED SERVICE listing with the right to sell your house. I know this sounds similar, but Greater Michigan Realty is your real estate company that has listed your house in the MLS. A FSBO cannot be in the MLS system.

Q: What is the exact wording for the brochures, if I am a full service customer?

Q: Can I upgrade from one package to another?

A: Yes. Simply go to our Services page and purchase the appropriate upgrade.

Q: Can I offer less than 3% to a buyer's agent?

A: While you can offer any commission you would like, if you offer anything less, it is a disincentive for a buyer's agent to show and get their client excited about your house.

Q: What if we sell our house, do we still owe a cancellation fee?

A: No. Only if you want out of the contract before the 6 months. Instead of the listing automatically cancelling, we must send you an unconditional withdraw form, manually go into the MLS and process the request, plus keep the paper records on file for years.

Q: Do you charge for changing pictures, or details, or the price?

A: No. Once you are our customer, we give you this service. This assumes you are calling/emailing us with reasonable requests. We obviously don't want to be changing pictures every other day or changing the description of your listing every week.

Q: My listing is on Realtor.com and I purchased the Showcase package, why isn't it implemented?

A: Once your listing makes it to Realtor.com, we can then implement your showcase package. Please send us a gentle reminder email, advising us your listing made it and we will add your showcase package.

Q: My Realtor.com listing has the showcase banner, but we didn't pay anything extra, what gives?

A: Because Greater Michigan Realty paid Realtor.com thousands of dollars, we are a showcase real estate company. This moniker doesn't mean you have the showcase package features. Buy this upgrade.

Q: I want my name and number and URL in Realtor.com, in fact I was told by the company I signed up with this was going to happen?

A: This is simply not allowed by Realtor.com for the state of Michigan. Realtor.com pulls data from the MLS. There is not a single seller's name, contact info or URL that is allowed to be posted on Realtor.com.

Q: I have called your company and it seems I constantly get the answering machine, what is the deal?

A: We are probably helping other customers or have stepped away. Please do not hang up and call back hoping to catch us. Simply leave a message, we will return your call. We usually return our calls within 2 hours.

Q: Do I have to use your sign?

A: Yes, if you are a Full Service listing. No, if you are a Limited Service listing; but it is better to have our sign. Many realtors will be confused if you have a For Sale By Owner sign in your yard, but you are listed by Greater Michigan Realty. Realtors want to be confident that they will get paid. Use our sign.

Q: Your sign is really nice, but the stake is wimpy?

A: It is the best we can do, shipping via USPS. We recommend you go to Home Depot or Lowes and invest about $12 to purchase a traditional 18" x 24" real estate sign post.

Q: What if a buyer comes to me directly without a realtor?

A: If you are a Exclusive Agency Limited Service customer, you can simply write your own contract and save the commissions, of course you need to fax a copy of that purchase agreement within 24 hours. You might want to hire Denise to represent you and handle all the paperwork.

A: If you are a Exclusive Right to Sell Full Service customer, then Denise will write a dual contract and represent both parties.

Q: I heard you offer discounts on the buying side?

A: Yes. Please read about our Buyers Assistance Package.

Q: How do I add my photos?

A: Simply email your photos to photos@greatermichiganrealty.com

Q: Can I change my photos once they are uploaded?

A: Yes, simply email us the updated photo and let us know you want the new photo, instead of the current photo.

Q: How do I cancel, once I am listed?

A: Simply send us an email. We will send you the appropriate paperwork, fill it out, fax it to us, pay the Administrative Fee and we will process an unconditional withdraw.

Q: Is there a cancellation fee?

A: No. If you sell your house. No if your listing expires. Yes. If you want cancel prior to the 6 month contract, there is a $50 Administrative Fee for a limited service contract and a 0.5% fee for a full service contract.

Q: Is there a help file?

A: Yes, this is part of the paperwork.

Q: How can I see my listing, once it is in the MLS?

A: We will send you a link once you are in the MLS.

Q: I am in the MLS, but not in Realtor.com, why?

A: Realtor.com is not the MLS. It is the National Association of Realtors official website. It updates the database approximately 3 times per week. You will be uploaded the next time the database gets refreshed.

Q: I can't find my listing on Realtor.com, why?

A: Realtor.com just changed the way it presents search matches. Houses with Home Tours or Virtual Tours are presented first. Then houses with extra photos are presented (non-showcase). Then houses with a single photo are presented. So if you are looking by price, you might have a difficult time.

Q: What do you suggest for maximum marketing on Realtor.com, why?

A: We suggest you invest an additional $225 for a Home Tour and the Realtor.com Showcase Package and the extra photos in the MLS. This is good for 6 months and you can't even buy 2 weeks advertising in your local newspaper for that kind of money!

Q: Can Greater Michigan Realty edit my Realtor.com website?

A: We have paid Realtor.com lots of money to be able to offer a Showcase package. We are not able to edit everything, but with this showcase package, we are usually able to satisfy your requirements.

Q: You guys are great, how can we help?

A: Simply share our company's mission with your neighbors, co-workers, friends and family members. This is the highest form of compliment.
